If you can't show homes, meet clients, or host open houses, your income stops. There is no sick leave, no short-term disability from the brokerage, and no salary to carry you through a recovery.

Life insurance, anchored wrong

Many realtors who have life insurance chose the coverage based on the mortgage. The mortgage gets paid. Everything else, the bills, the childcare, the retirement contributions, does not.

The wrong vehicle

A SEP IRA caps contributions at 25% of net self-employment income. A Solo 401k may allow a meaningfully higher contribution for the same income, and the years spent in the wrong structure can't be recovered.

Feast or famine
